Letting Service

We market your property on championlettings.ie, daft.ie (featured agent), let.ie (Featured Agent), rent.ie & myhome.ie
Show prospective tenants your property.

  • Check References
  • Current Employer Reference
  • Previous Landlord Reference
  • Bank Statements
  • Photo I.D
  • Proof of PPS Number
  • Draw up Lease Agreement.

  • Collect one month’s security deposit and one month’s rent and set up standing order to the Landlords account.
  • Where relevant, collect stamp duty from the Tenants
  • Take ESB & gas readings and ensure both utilities are transferred into the Tenants name
  • A detailed list of Inventory is normally provided by the Landlord, however we can provide this service for an additional fee if requested
  • We register all properties with the R.T.B. – their fee is €90.00 per unit.
  • Secure market rental value at time of renewal of Lease Agreement – fee 4% plus vat.
  • Minimum Letting – fee €600 plus vat

Management Service

Includes all of the letting service.

  • Collect & forward rent to the Landlord each month less fees and outgoings
  • i.e. management fees, service charges, Insurance subject to fund available
  • Complete the RTB form and ensure that it is sent off to them directly -subject to admin fee of €35.00
  • Provide annual statements to the Landlord or his/her financial adviser for taxation purposes.
  • Carry out an property inspection every 6 months – a written report can by supplied to the Landlord if requested
  • Handle all maintenance and repairs speedily and efficiently – Tenants now go online for Property Maintenance
  • Collection & holding of tax for Non-Resident Landlords, completing tax return & ensuring payment Fee of 220 +vat.
  • Keep in touch with landlord and tenant, arranging Renewals & Review
  • Inspect the property at the end of the Lease Agreement. Where damage has been caused above the normal wear & tear, the cost of repair is deducted from the security deposit which we hold. Any servicing, repairs etc. which are the Landlords responsibility are carried out at this time. The property can be placed on our letting list prior to becoming vacant to avoid the loss of rental income

Non Resident Landlord
